Covid-19: What happens after it’s over?
With a year unlike any other in living memory our fundamental way of life has changed. But is it for good and/or when will this nightmare be over?
As we head into our second lockdown, life for many has changed beyond recognition. If anyone suggested that this would have been the case in Q1 2020 any thoughts would have been dismissed without a second thought.
Young people have moved out of small well-located flats in favour of outside space and good internet connections.
Having worked throughout the year a few observations have really stood out to us:
Procurement - There has never been a better example of the importance of procurement and full project planning from the outset as provided by 2020. We have witnessed windows, plaster and timber products (to name a few) rationed by national suppliers and local builders merchants alike.
Design - Are micro and ‘efficient’ flats going to be a thing of the past with tenants and purchasers favouring larger units and outdoor green space? Time will tell, but will the construction and housing sector be quick enough to adjust to this change in demand and will the end user drive the change, or will the supply be amended to force a habit change?
Amenity space - With the above point to consider, will end users favour their own personal outdoor space in the form of gardens or balconies or still be happy with larger communal spaces, as once again, will change be led by policy, end users or developers?
A last thank you to all of the key workers who haven’t been furloughed and who have worked tirelessly throughout 2020, we aren’t just referring to the brave emergency services but also shop workers, bin men, teachers, farmers and all the unsung heroes without whose contribution we would all be in a far worse position than we are now.
